Your primary responsibilities will include, but may not be limited to:
Meet or exceed budgeted revenue targets for industrial and commercial real estate sales by effectively identifying and pursuing new sales opportunities and ensuring timely collection of historical revenues.
Proactively identify and cultivate new business leads within the industrial and commercial real estate sectors, utilising a combination of networking, prospecting, and relationship-building techniques.
Oversee the entire sales cycle for commercial real estate properties, from lead generation to closure, working closely with the Head of Sales and Senior Management to meet sales targets and objectives.
Collaborate with various internal departments such as Construction & Development, Utilities, Finance, SEZ (Special Economic Zone), legal, master planning, and CSR (Corporate Social Responsibility) to ensure smooth communication and execution of transactions, addressing client inquiries effectively, and advancing deals efficiently.
Cultivate and nurture relationships with existing clients, ensuring prompt payment and satisfaction while coordinating with the legal team to ensure all transaction documentation is accurate and complete.
Stay updated on corporate developments and market trends, leveraging this knowledge to identify and pursue new business opportunities and generate leads within the commercial real estate sector.
Work closely with the marketing team to devise and implement targeted lead-generation campaigns and awareness initiatives, aligning strategies with market demand and client preferences.
Conduct regular market research and analysis to gather intelligence on industry trends, competitor activities, and customer preferences. This provides valuable insights to management to enhance existing products and develop new strategies to remain competitive.
Develop and maintain a strong network of industry contacts, including brokers, investors, developers, and corporate clients, to expand market reach and maximise sales potential.
Lead and motivate a team of sales professionals, providing guidance, support, and training as needed to ensure optimal performance and achievement of sales objectives.
Continuously evaluate and refine sales processes, policies, and procedures to streamline operations, improve efficiency, and enhance customer experience.
Represent the company at industry events, conferences, and networking functions to promote brand awareness, build relationships, and explore new business opportunities.
REQUIREMENTS
Hard skills and experience:
Possess a degree from a recognised University and demonstrate a deep understanding of commercial real estate practices, regulations, and ethics.
Have a minimum of 8 to 10 years of proven success in commercial & Industrial property sales, with a track record of achieving and exceeding revenue targets and delivering exceptional results in a competitive market environment.
Demonstrate exceptional salesmanship and negotiation skills, with the ability to effectively communicate and persuade ultrahigh net worth individuals and organisations to close deals ranging from USD 1 million to USD 10 million.
Maintain a comprehensive understanding of local and regional commercial real estate markets, including trends, developments, and competitive landscape, to identify opportunities and tailor sales strategies accordingly.
Build strong relationships with clients, stakeholders, and industry contacts, providing personalised service, expert advice, and value-added solutions to meet their unique real estate needs and objectives.
Possesses solid financial analysis skills, including the ability to evaluate investment opportunities, assess risk, and develop financial models to support decision-making and maximize returns for clients and the organization.
Have experience leading and motivating a sales team, providing guidance, mentorship, and support to foster a culture of excellence, collaboration, and continuous improvement.
Uphold the highest standards of professional integrity, ethics, and accountability in all business dealings, ensuring compliance with regulatory requirements and ethical guidelines.
Communicate effectively verbally and in writing, with the ability to articulate complex concepts and proposals clearly and concisely and deliver compelling presentations to clients, stakeholders, and senior management.
Demonstrate a commitment to ongoing learning and professional development, staying abreast of industry trends, best practices, and emerging technologies to remain at the forefront of the commercial real estate profession.
